Why Homeowners Choose Us

Pillar One
Licensed & Insured
Great Lakes is fully licensed and insured in Michigan. We handle every part of your project ourselves, from design and permitting through construction, and stand behind the quality of our work.
Pillar Two
Transparent Pricing
Every project begins with a thorough, itemized scope of work so you know exactly what is included before construction starts. We take the time to get this right because a well-defined scope protects both the homeowner and the project. Our pre-construction process includes a thorough site inspection, layout scan, potential engineer visits, and camera inspections. This is done to help reduce surprises and change orders. Although we cannot predict hidden problems, we strive to reduce them.
Pillar Three
Clear Communication
You will work directly with our team from your first phone call through your final walkthrough. We keep you updated throughout the build and coordinate every trade involved in your project.

The Great Lakes Difference ℠
Every project we take on follows the same deliberate process, designed to keep you informed and your project moving forward.
Step One
Consultation and Site Visit
We start with a phone call to understand your goals, timeline, and budget, then schedule an in-home visit to walk the space together. By the end of the first visit, we can typically provide a general price range so you have an early sense of what to expect.
Step Three
Design, Drawings, and Permits
With the estimate approved, we finalize selections, layouts, and materials, then produce the technical drawings needed for construction. We handle the full permit submission with your municipality from there. Timeline: about 2 weeks for design, plus 2 to 3 weeks for city approval.
Step Two
Pre-Construction Thoroughness
Before any estimate is finalized, we conduct a thorough site inspection, observing as much of the mechanical, structural, and systemic conditions as we can access. Once demolition is complete, we walk you through the space again and point out anything we recommend addressing before new materials go in. We believe no one should find out after a full remodel that they could have made a mechanical upgrade for a fraction of the cost while everything was already open.
Step Four
Construction and Final Walkthrough
Our team coordinates every trade, manages all city inspections, and keeps you updated at every stage. We take active steps to contain dust and protect the areas of your home outside the renovation zone, including dedicated dust barriers and HEPA filtration to help mitigate air contamination throughout the build. Cabinetry is delivered factory-direct in our own insulated, ventilated enclosed trailer to protect your selections from damage and temperature fluctuation. Rough material and lumber are kept covered and protected from weather on site to reduce warping and premature breakdown, and flooring, cabinetry, and trim are brought into the home to acclimate before installation. We finish with a walkthrough together, address any final punch list items, obtain city sign-off, and document the completed project with professional photography. Timeline: Construction timelines vary based on project scope, permitting, and trade schedules. We provide a realistic timeline estimate before any work begins.

Frequently Asked Questions
How long does a remodel take?
Construction timelines vary based on project scope, permitting, and trade schedules. We provide a realistic timeline estimate during the pre-construction phase before any work begins.
Do you offer free estimates?
Yes. The initial phone consultation and first in-home visit are both free. By the end of the first visit, we can typically provide a general price range.
What areas do you serve?
We serve homeowners across Oakland County and surrounding communities. See the full service area list above.
Are you licensed and insured?
Yes. Great Lakes Build and Remodel is fully licensed in Michigan and insured. We handle all permit submissions and city inspections as part of our process.
Do you handle the design phase?
Yes. Great Lakes is a design-build contractor. We work with architects and engineers to make sure your project is completed properly. You’ll make selections during the design phase, and nothing moves into construction until you’ve approved selections and layout details.
What if I don't know exactly what I want yet?
That's normal. Most of our clients start with an idea, not a finished plan. The design phase is where we turn that vision into a real project.
